Low Investment Landscaping Tips to Sell My Home Fast

When you think about landscaping you probably think, lawns, flowers and bushes. While trees, shrubbery, a manicured lawn and live, thriving plants add curb appeal to your home, if you really want to sell your home fast then consider adding in some additional features beyond plantings. Additional softscaping features can add value to the home too. Structural details like fences, lighting and fire pits bring appeal to the potential home buyer. Hardscapes like rock features, paved garden paths and ponds also add interesting details, but the key is not to install a new feature, but to work with what your property already has to offer.

Build On What Is Already Working

It’s likely if you have lived in your home a while that you’ve already made some improvements. A good walk around the exterior of your home and the property with pen and paper and a critical eye can go a long way toward maximizing your budget to create low investment landscaping improvements. You could hire a landscape architect to help get that return on your investment, but coming up with a plan on your own and putting in a few extra details for your landscape can be a cost-effective means to help sell your home fast.

Bob Villa states that good landscape design is an attribute that can add up to 20 percent to your home’s value if you are considering putting it on the market. That added value goes down for each contractor, subcontractor and service provider that you have to pay. Even maintaining your own lawn with an inexpensive mower can cut your investment in landscaping which will improve your bottom line with a house sale.

Perform Basic Home Lawn Maintenance First

These things may seem second nature but often get overlooked by sellers. Mow the lawn, clean up debris like leaves and sticks and prune existing trees and shrubs. You will want to top off any mulched areas in flowerbeds and deadhead any plants past their bloom. Trim low hanging tree branches and make sure to water and fertilize plants and lawn so that you have the greenest, healthiest landscape in your neighborhood.

Also be sure to pay attention to walkways and paths. Make sure they offer even footing, are in good repair and don’t have plants sticking out that could hit potential buyers or snag clothing. It’s also a good idea to wash down existing pathways before an open house or showing of the home.

Invest For Impact and Function

According to the American Society of Landscape Architects (ALA), homeowners should invest approximately 10 percent of the home’s value in their landscaping. They performed a study in February 2015 to assess what outdoor features and projects most interested residents in Texas and found that lighting, seating and dining areas, planters, sculptures and garden accessories ranked in the top ten.

Sustainable elements were a big hit in the survey including native drought tolerant plants and solar powered lights. For a low cost investment you can easily create an outdoor room with lawn furniture, solar lighting pegs to light paths and some lasting perennial plantings that will enhance your home’s value and respond to the desire for outdoor dining and seating spaces. Focusing on creating a safe and clean appearance to the property with accessible walkways and a maintained lawn is important. However, if you have some budget to spare, adding in a few of these key features may be the solution to increase the value of your home and provide appealing features to sell your home fast.
